CITY OF WARWICK

Mayor Avedisian Announces Full Revaluation Process to Begin

Tyler Technologies, Appraisal Services (CLT Division), the revaluation firm that conducted the full revaluation in 1996 and the statistical revaluation in 2003, has been retained to assist the City Assessor in completing a revaluation of all real and personal property for the December 31, 2006 tax roll. The main purpose of a revaluation is to establish fair market value on all property to maintain an equitable distribution of property taxes.

Debra Christy, CLT’s Area Manager, announced that data collectors will soon be out in the City to begin the massive task of inspecting individual properties. The data collection part of the program is expected to be completed by the summer of 2006. Although property owners are not required to allow the data collector inside homes or businesses, public participation in the program is important to the overall success of the project. If no one is available at the time of the data collector’s initial visit, the data collector will measure the exterior of all buildings. If an interior inspection was not completed during the initial visit, CLT will mail letters to property owners that request they make an appointment for the inspection with the company.

Christy emphasized that the data collectors, who will be talking to property owners during the inspection period, do not determine property values. Their job is to collect and/or verify information on land and structures, including sketches and measurements of buildings. Data collectors and other appraisal workers will carry identification cards. Anyone wishing to question an ID can call the CLT project office, the Assessor’s office, or the Police Department, where CLT personnel are registered.

For further information, property owners may contact Tyler / CLT at (401) 737-2568 beginning on Tuesday, October 11, 2005 or by e-mail at reval.clt@warwickri.com.
