The City has contracted with Vision Appraisal Technology of Northborough, Massachusetts, to develop and implement the state-mandated statistical property revaluation. The date of this revaluation is December 31, 2009, with assessments appearing on tax bills that will be mailed during the summer of 2010.
Beginning the week of June 15, data collectors will begin visiting all properties that are recent sales and all properties with outstanding building permits. Data collectors will measure the exterior of the buildings and perform a brief interior inspection of businesses and homes.
“This project will ensure that property assessments are more reflective of the current real estate market,” said Mayor Scott Avedisian.
The statistical revaluation, unlike a full revaluation that occurs every nine years, encompasses only newly sold properties or those with outstanding building permits. Three years ago, the city underwent a full revaluation, which required inspections of all properties within the city.
All Vision employees will carry photo identification and a letter of introduction from the Tax Assessor’s Office and will be registered with the Warwick Police Department.
Homeowners unsure of the identity of any individual should confirm with the Tax Assessor’s Office by calling 738-2000, ext. 6016 before allowing an inspection.
The Assessor’s Office and Vision Appraisal will provide additional updates throughout the project.
