Subdivision & Land Development Review Regulations

The purpose of these regulations is to establish procedural and substantive provisions for the development and subdivision of land that will, consistent with the provisions of the City of Warwick Comprehensive Community Plan and the Zoning Ordinance, accomplish the following:

  1. Protect the public health, safety and welfare of the City;
  2. Promote an orderly growth of the City;
  3. Provide for the orderly, thorough and expeditious review and approval of land developments and subdivisions;
  4. Promote high quality and appropriate design and construction of land developments and subdivisions;
  5. Protect the existing natural and built environment and to mitigate the significant negative impacts of any proposed development on the existing environment;
  6. Promote design of land developments and subdivisions which are well-integrated with the surrounding neighborhoods with regard to natural and built features, and which concentrate development in areas which can best support intensive use by reason of natural characteristics and existing infrastructure;
  7. Provide thorough technical review of all proposed land developments and subdivisions;
  8. Provide local design and improvement standards to reflect the intent of the comprehensive plan with regard to the physical character of the various neighborhoods and districts of the City of Warwick;
  9. Encourage dedications of public land and impact mitigation. Administer payments in lieu thereof fairly and strategically based on clear documentation, impacts, and needs;
  10. Establish consistent application of procedures for local recordkeeping on all matters of land development and subdivision review, approval, and construction.
  11. Protect and enhance the nature of the natural environment through the development process wherever possible and reduce any vulnerability of the City to climate-related hazards, including but not limited to, riverine flooding, coastal erosion, severe storms, sea level and groundwater rise, and extreme temperatures.
  12. Promote development consistent with the policies, goals and objectives of the city's comprehensive plan, particularly with regard to the protection of interconnected networks of open space and greenway systems;
  13. Promote the ecological enhancement and restoration of existing site conditions on land proposed for development.
